• Determine a selling price (consider seller concessions)

Prepare Your Home

• It’s a great time to make small repairs, freshen the paint, minimize the clutter, pack away personal items – think “curb appeal”
• Ask your Realtor^® to send you a Seller Property Disclosures form to fill out – this may help prioritize any repairs you may need to complete
• Prepare your home for professional photos, inside and out

List Your Home

• Set the list price with your Realtor^®
• Establish availability times for showings
• Prepare to have the house ready for showings daily
• Determine best strategy for controlling your pets, if applicable

Receive Offer(s)

• Everyone needs to work together and negotiate a purchase contract
• Consider objection dates, loan terms, closing date, and any other factors that may impact the outcome
• You will need to accommodate for all appointments including appraisal, inspection, etc.
• Be prepared for negotiations – remember you are all working towards a successful closing

Closing/Move Out

• Have all questions answered before closing so there are no surprises
• The Title Company and buyer’s lender work together to prepare the documents for closing and wire transfers
• Consider preparing instructions on how to operate systems in your home to the buyer(s)
• Be sure to leave the home clean and ready to welcome the buyer(s)
